Managed Terms & Conditions


Initial marketing of your property:

To Let Bolton agree to provide the following service:

  1. To Let Bolton will visit the premises at a time to suit you and will advise a valuation of the property and what rent you might achieve along with any incentives that should be offered.
  2. To Let Bolton will create property particulars including a 2D floorplan. The particulars will be in full colour and will provide any suitable images of the property.
  3. To let Bolton will provide you via email a set of your property particulars for approval prior to advertising, once these have been returned and approved, we will submit them to the websites listed below.
  4. To Let Bolton will market your property on the following web medias: / / / / and many, many more as well as on social medias including / /
  5. We will contact all the relevant people on our mailing list to advise them of your property, and arrange viewings accordingly.
  6. We will advise you of any enquiries made on your property, and will give pre-agreed notice of any viewings.
  7. A representative of To Let Bolton will accompany all viewings and provide feedback with 48 hours via phone/email.

You, the vendor agree to the following terms:

  1. The contract will be on the basis of sole agency, and will continue until cancellation of our agreement, which must be given in writing 30 days prior to cancellation.
  2. You will provide To Let Bolton with keys or access to the premises to conduct viewings and prepare property particulars.
  3. We will handle negotiate the full lease terms and advise you on the best deal available. Where a letting is achieved the following commission applies:
    1. 7% + vat of the monthly headline rent. Headline rental is calculated as the fixed rental agreed, irrespective of incentives.
    2. Commission is payable upon the tenant taking occupancy of the premises and will be deducted from your first months rent.
    3. If you agree to a rent free period as an incentive, payment will be due 7 days prior to the tenant taking possession of the premises.

Management Services

To Let Bolton agree to provide the following service:

  1. To Let Bolton will collect your rent on your behalf on an agreed basis (weekly/monthly/quarterly etc) and upon reduction of our management fee, we will deposit the remaining amount directly into your chosen bank account.
  2. We collect rent via Direct Debit and Standing Order directly into our client account.
  3. We will organise, collect and pay any service charges associated with the premises.
  4. We will handle any calls/emails relating to your property and where necessary arrange suitable solutions.
  5. We will handle the day to day management and maintenance issues of your property.
  6. Your tenant will not be provided your direct contact details, and therefore all communication will come via ourselves.
  7. To Let Bolton will conduct bi-annual inspections of your premises to ensure they remain in good condition and that the lease terms are being adhered to, we will then email you a full condition report.
  8. We will hold a copy of all documents relating to property.
